Hello group!  It seems that I have the the privilage of becoming the 100th member to join the group!!   I have been with Prosper since Dec. 07, and within the 10 months have invested in >65 loans and managed to get my average % rate on them up from about 8 to almost 19.  It seems like this has attracted the attention of the group and resulted in my being invited to join.  If anyone would like to review my method, feel free.  So far, only one of my loans is over 15 days DQ.  I will be keeping an eye on the recommended loans here to see if I have missed any.

Congratulations and welcome!
Your average loan is only 2-3 month old, so I say it's too early to count the chicken. But i wish you good luck!
And what is your selection method and target return rate?

Thanks Pro.  I have a search setup for AA down to C, <20K$, 85 to 100% funded, <30%DTI, home owners only  and excluding any I have bid on already.  Then I sort for ending soonest to latest and have it saved.  When I am looking for loans to bid on, I scan down the listings for  the details of need, income, gut feeling, care in listing (typos, grammer, etc). and questions answered.
There are currently 6 that surface, 1-A, 3-B, 2-C and ranging from 29% down to 19.5%.  Have a look...

I bet every evening for the next day, so I guaranree I'll see al yours too, sooner or later.
I bet to AA-D, almost like you. I scan the general stats first (DTI, Interest, Credir Grade), for those selected I check other stats (Delinquent Num and Amt, Num of inquiries) and those I like I read the descriptions making sure it makes scence and to avoid not employed etc. Finally, if I like the interest less expected risk of default, then I bet.
By the way, I'd recommend to take a close look on number of inquiries. If I were you I'd just dismiss anything above 3-4 inqs whatever good it looks in description. Statistically it's a huge killer. I explain it so that when people are getting desperate to find money they are making requests wherever possible so it's a sign of some big trouble and therefore greater risk.
And why do you look for homeowners only? By stats they are greater risk then non-owners, maybe because they rather be late with prosper loan then with their mortgage.

Being a home owner at different places since 1958, I know that I would do anything in my power to not lose the roof over my head and the equity that was slowly building my nestegg.  At the least a lien could be placed on the house in the event of default.
Any I living in a different era?  I'd like to hear what others know about this issue.  I know I've feen wrong once or twice before... Wink
